Polins Court Staging

Eat-in Kitchen

When potential buyers tour an empty house, they're left with the impression that it is smaller and lacks warmth. This colonial on Polins Court in Alexandria, Virginia faced those problems among others while being shown unfurnished and undecorated.

Living Room

Bright Ideas warmed up the house with stylish furniture from Cort Furniture Rental and decor from our ample supply of artwork and accessories. We focused on the living room, dining room, kitchen, master bedroom, and basement family room.

The built-in bookshelves in the living room should have been a key selling point, but their emptiness was garnering negative feedback and not showing the potential. Now, styled with books and accessories, buyers can see how useful and attractive the shelves are.

Though the master bedroom is spacious in reality, buyers perceived it as too small. Once we set up a queen-sized bed, nightstands, and a large dresser, it became evident that the square footage is more than ample.

Finally, the L-shaped basement appeared to be a challenging layout. However, a few well-chosen furnishings show it as a cozy yet spacious family room.

Staging made this house look and feel like a home and shined at its open house a few days later. The property was on the market for 98 days before it was staged. Twenty-four days later, a contract was submitted, and settled followed shortly thereafter.

“Pamela took our verbal cues and made it into a reality. The vacant home now has life, charm, color, and appeal. [I] will definitely use Pamela in the future.”
