Bright Ideas believes that every property needs staging, even a home stager's house! When we decided to put our house on the market, I completed a staging analysis as I do with all my staging clients. Going room by room, I noted everything that needed repairing, decluttering, painting, accessorizing, and rearranging. Even this fairly new and completely decorated house received a 3-page to do list.

Staging a house to present it to the public is a necessity, and mine was no exception. For instance, we pared down accessories, photos, toys, pet stuff, and personal items to create a more streamlined look and show off the house's assets. One of the bedrooms was painted a peacock blue, a color that darkened the room and would not appeal to all buyers. A fresh coat of creamy beige paint brightens the walls and shows the room's ample size.

Often staging requires compromise on how you're living. Though it was convenient for us to have baby gates dividing the open floor plan, we removed them so as not to impede the flow. A tall china closet situated in front of a bay window was moved away from it in order to showcase the window and let in more light.

An important aspect was catching up on maintenance like patching holes and cracks in walls, recaulking baseboards and tile, and seeding bare spots in the lawn. These minor repairs polish up any house and show that the homeowner has cared for the property.

Staging is crucial for any type of property. Looking at a house with an objective, critical eye and then applying those techniques and improvements will make the house look appealing to the most buyers.
